The project will sensitively redevelop the site at 451-453 High Road, located in the Tottenham High Road Historic Corridor and Bruce Grove Conservation Area, by introducing a high-quality, 5-storey boutique hotel. This new build will include a flexible Class E commercial unit at street level, replacing the current dilapidated single-storey commercial space to maintain an active frontage. The hotel will feature 12 rooms and 46 sqm of commercial space, equipped with state-of-the-art amenities and services.
The design, respectful of the local context, incorporates setbacks and facade details that align with neighboring residential buildings. A sculpted, curved corner at the High Road and Forster Road junction adds a contemporary and imaginative touch to its prominent location. Following a positive reception from the council during the planning pre-application phase, the current design team has been tasked with refining the design and exploring options for increased massing before submitting a full planning application.
